Many older homes in the DFW area, as well as newer homes, need pier and beam foundation repair. Pier and beam foundations are usually composed of many "piers" which are vertical concrete bases which support the structure. This design approach lifts the support members of a structure’s floor, the “beams”, away from the damp ground, thus reducing the likelihood of damage during flooding, and providing a convenient space for HVAC, plumbing and electrical wiring – a “crawlspace”.

 

 

An indication that you are having foundation problems is having pier or beam issues in your home. This means the foundation is not working properly. This is supposed to support the weight evenly to the beams and piers. There are several signs that you may be having a foundation issues. Some of the symptoms are:

  • Doors and windows that stick

Most of the time foundation problems are caused by the soil below the foundation. Probably the soil was not compacted properly or the soil is expansive which means that it will heave when wet and shrink when dry, this will cause the foundation to move and shift and cause voids underneath the foundation which would sink into the voids.
